Minha Casa Affordable Housing Brazil  Property Development Opportunities 

Over the past 3 years we have secured some excellent opportunities in the Brazilian housing market which are now available for JOINT VENTURE PARTNERS. Ahead of the market sites are being secured, master planned and developed. The first project is successfully underway and this is open to viewing / visiting and investigation including extensive diligence that we have available.

The site was initially purchased and processed during 2008 for R$22M and the valuation 30 months later has shown over 400% appreciation in GDV due to planning permissions, infrastructure improvements and land appreciation.

Part of the development is planned for ''Minha Casa, Minha Vida'' (My House, My Life) Government Backed Scheme (circa R$34 Billion allocated by the Brazilian Government)

Phase 1, comprising 313 plots and completed infrastructure, was delivered in September 2010, on time and within budget with sales currently at 98% SOLD.

Phase 2 consists of 424 affordable houses  85% SOLD

Joint Venture Partners are required for further projects with entry of approx BRL R$ 7m (*USD $3.8m) in total. Substantial investor security is achieved through charge on land and recievables as the project is sold.

We also have some smaller projects with investment levels from $1M-$2.5M available for JOINT VENTURE PARTNERS.

One recent opportunity was for a development of 108 apartments and townhouses with a total investment of $1.5M. The project was a total of 3 years and forecasted ROI is 78% over 3 years with investment capital returned and dividends paid during year 3. GDV of the project will be $15.5M.

 

Larger Project Overview Contd

To develop a project of 2000 ‘Brazilian Affordable Homes’ targeted at ‘low to middle’ income families. Total housing demand is currently 8.5M families, the target market is ‘low to middle’ which represents 10% of the total deficit (850,000) 

Forecasted ROI over a 5 to 7 year period is between 250% to 350%. (Average of 50% per year). Total Return including initial investment forecasted at BRL R$ 30m (*USD $17m) 

Investment capital return within 3 years. Profit distribution projected to commence within 4 to 5 years after capital injection. 

Project supported by bank finance (if required). The joint venture partner receives Banks leverage on a total project value of $100M. 

The developer partner is approved by major Brazilian lenders to offer a new affordable mortgage payment strategy of over 240 months (previously 60 months). 

The management team will provide regular reports to the investors requirements
